We recommend home owners to inspect their house on a regular basis and to follow good maintenance practices to protect investment in home. A regular schedule of seasonal maintenance can put a stop to the most common and costly problems. Performing home maintenance requires special tools and equipment. While most home maintenance activities are seasonal, there are other things that home owners could do on a frequent basis during a year.

Some of the frequent maintenances are included but not limited to:

  1. Check that the air vents are not blocked
  2. Check and clean range hood filters
  3. Check and clean or replace furnace filters
  4. Test ground fault circuit interrupters (GFCI)
  5. Regularly check handrails, smoke detectors

Some of the seasonal maintenance are included but not limited to:

Fall
  1. Service furnace or heating system
  2. Check chimneys
  3. Check that bathroom exhaust fans are operating properly
  4. Check sump pump
  5. Replace window screens with storm windows
  6. Repair or replace weather stripping, as needed
Winter
  1. Check pressure gauge on all fire extinguishers; recharge or replace if necessary
  2. Check the basement floor drain to ensure the trap contains water; refill with water if necessary
  3. Check all faucets for signs of dripping
  4. Examine windows and doors for air leaks
  5. Keep snow clear of gas meters, gas appliance vents, exhaust vents and basement windows
Spring
  1. Examine the foundation walls for cracks, leaks or signs of moisture, and repair as required
  2. Ensure sump pump is operating properly
  3. Re-level any exterior steps or decks
  4. Check holes in exterior cladding that could be an entry point for small insects and pests, such as mouse, cricket and squirrels and seal them off properly
  5. Check eaves troughs and downspouts for loose joints
  6. Clear all drainage ditches and culverts of debris
Summer
  1. Check basement pipes for condensation or dripping
  2. Check for and replace damaged caulking and weather stripping around mechanical and electrical services, windows and doorways
  3. Lubricate automatic garage door opener motor, chain and other moving parts
  4. Check the general condition of the roof
  5. Check the chimney cap
  6. Repair driveway, walkways and steps as needed
